Renting a room versus a studio in Midtown East: the real math

Why comparing the two rents tells you almost nothing

A room here is $525 to $745 a week depending on the bathroom. A studio in this part of Manhattan is quoted monthly, unfurnished, and with utilities separate. Putting those two numbers side by side compares a total against a subtotal.

The honest comparison is the whole cost of getting into each, staying in each, and getting out of each. Some of those numbers we can publish. One of them you have to supply, because it depends on the studio you find.

What is inside the room rate

The weekly rate is the total. There is no second bill.

• Electricity, gas, heat, water, sewer, trash
• Air conditioning and Wi-Fi
• Weekly housekeeping
• Furniture, linens, smart TV, mini-fridge, microwave, kettle
• Communal kitchen, laundry room, courtyard, lounge, building security

What sits outside a studio rent

None of these are hidden — they are simply quoted separately, and they land in the first month rather than spread across the stay.

• Security deposit
• Broker fee, where one applies
• Furniture, and getting it into the building
• Utility accounts opened in your name, each with its own setup
• Internet contract, usually with a term of its own
• Renters insurance, where the building requires it

The number you have to fill in

We are not going to publish an average studio rent for Midtown East. Any figure we quoted would be a number we had not verified, and the rule on this site is that unverified claims do not ship.

So take the studio you are actually considering, add the deposit and any broker fee spread across your real stay length, add furniture, add the utilities and internet you would be opening yourself, and divide by the number of weeks you will genuinely be here. That is the comparable weekly number. Set it against $525, $650 or $745.

For a stay of a year or more the studio often wins on that maths, and it should — you amortise the setup over enough weeks for it to disappear. For a stay of three to six months it usually does not, because the setup costs do not shrink with the term and a twelve-month lease does not either.

The thing the maths will not tell you

A studio has a kitchen. This building does not put one in the room — there is no stove or oven, and cooking happens in the communal kitchen downstairs.

If cooking privately most nights is something you would miss, that is a real reason to choose the studio and pay for the setup. The comparison is not only financial, and pretending otherwise would be the kind of argument that wins a page and loses a resident in week three.
