What a furnished room actually comes with — and what it doesn't

Some listings mean a bed frame. Some mean a fully equipped flat. Here is the specific version, including the part most operators leave for the arrival.

What changes between the three rooms

Less than people expect. The furniture list above is the same in all three; what the rate buys is the bathroom and the size.

The Deluxe shares a bathroom with two or three residents on the same floor. The Studio Basic and King Studio are en-suite. The Studio Basic also adds a coffee maker and its own entrance off the hallway. The King Studio is the largest room in the building and the only one that two people can share as a twin.

What is not in the room, said here rather than at the door

There is no full kitchen. No stove, no oven. The mini-fridge, microwave and kettle cover coffee, reheating and keeping food cold; anything that needs a hob happens in the communal kitchen downstairs.

This is the single most common surprise for new residents, which is exactly why it belongs in the body of a page called what a furnished room comes with, rather than in a footnote under it.

Housekeeping is weekly, not daily. It is a serviced room in a residential building, not a hotel room.

Why the distinction is worth this much attention

Furnishing a room in Manhattan for a stay of a few months is rarely a furniture problem. It is a delivery-slot problem, a service-lift-booking problem, and a what-do-I-do-with-a-mattress-in-December problem. The real cost is the fortnight, not the bed.

The end of the stay is where it shows most clearly. A furnished room ends when you close the door behind you. There is nothing to sell, store, or move down six floors.

Four questions that work on any listing

If you are comparing operators, these get past the word furnished faster than anything else.

  • Can you list what is in the room, by item?
  • Is there a kitchen in the room, or a shared one?
  • Are linens provided, and how often is the room cleaned?
  • Is anything billed separately after move-in?
